1. What Is Included in the Advertised Price?

This is one of the first questions you should ask.

The beautiful model home you tour may contain thousands of dollars in upgrades that are not included in the advertised base price. Flooring, countertops, appliances, lighting, cabinets, bathroom finishes, landscaping, and even certain structural features may cost extra.

Ask the builder exactly what is included in the base price and which features are upgrades.

Before signing a contract, you should have a clear understanding of what your home will include and approximately what your final price will be.

2. Are There Additional Lot Premiums?

Not every homesite in a new community costs the same.

A lot overlooking a pond, conservation area, park, or other desirable feature may have an additional lot premium. Larger lots, corner lots, and cul-de-sac locations may also cost more.

Ask whether your chosen homesite has a premium and whether that amount is already included in the price you have been quoted.

3. How Much Are the HOA and CDD Fees?

This is especially important when buying new construction in Pasco County.

Many newer communities have a homeowners association, commonly called an HOA. Some communities may also have a Community Development District, or CDD.

Ask how much these costs are and how they are paid. You should also find out what the HOA covers and what community amenities are included.

These expenses can affect your total monthly housing costs, so you want to understand them before deciding how much home you can comfortably afford.

4. What Will My Property Taxes Be?

Do not assume that the current tax bill on a vacant lot or newly constructed property represents what you will pay in the future.

Once your home is completed and assessed with the house and land, the property tax amount can change significantly.

Ask questions and speak with the appropriate tax or financial professional so you have a realistic estimate of your future property taxes.

5. Can I Use My Own Lender?

Builders often have a preferred lender and may offer incentives for using that lender. Incentives might include help with closing costs or an interest-rate promotion.

That can be a great deal, but you should still understand your choices.

Ask whether you are required to use the builder's lender and whether any incentives change if you select another lender. Comparing the total loan costs—not simply the advertised interest rate—can help you make a more informed decision.

6. What Is the Estimated Completion Date?

If you are building from the ground up, ask for the estimated completion date and what happens if construction is delayed.

Weather, materials, inspections, permits, labor, and other issues can affect construction schedules.

If you are selling your current home, ending a lease, or planning a move from another state, possible delays become particularly important. Make sure you understand the builder’s policies before making plans based on a specific closing date.

7. What Warranties Come With the Home?

One advantage of buying new construction is that the home may come with builder and manufacturer warranties.

Ask exactly what is covered and for how long.

Coverage may differ for workmanship, appliances, roofing, plumbing, electrical systems, HVAC equipment, and structural components. Find out how warranty claims are submitted and who you contact when there is a problem.

Keep copies of all warranty information after closing.

8. Should I Get an Independent Home Inspection?

A brand-new home is still a home, and mistakes can happen during construction.

Ask whether the builder allows independent inspections and at what stages they can be performed. Depending on the situation, buyers may consider inspections during construction and/or before closing.

An independent home inspector works for you and can help identify items that may need attention.

9. What Is Planned for the Surrounding Area?

Today’s peaceful view may look different several years from now.

Ask what is planned for the community and surrounding areas. How many homes will eventually be built? Are additional phases planned? What amenities are expected? Are nearby parcels scheduled for future development?

Pasco County continues to grow, making this an especially important question for local buyers.

10. What Happens to My Deposit If Something Goes Wrong?

Builder contracts can be very different from traditional resale real estate contracts.

Before signing, understand how much money you are required to deposit, when additional deposits are due, and under what circumstances your deposit may or may not be refundable.

You should also understand important deadlines and your responsibilities under the contract. For legal questions about a contract, consult a qualified real estate attorney.
